Prestige Corporate Development (PCD) is a land development company that specializes in designing, creating and delivering residential neighborhoods and homesites. When considering best land-use and communities, PCD will and has also developed commercial, mixed-use and commercial developments.

PCD is actively developing within the Charlotte Metro Area, while continuing to look for new locations. Prestige has residential, commercial, industrial, and mixed-use (villages) developments throughout the region. Due to our local presence, forward thinking team, and relationships with stakeholders we carefully consider the best use of each site, navigate and expediate the entitlement process and deliver quality homesites to communities leaving a positive and lasting impact.

- Source leads from brokers, referrals, and homebuilders
- Identify single parcels or land assemblages
- Submit and negotiate LOI to gain exclusivity on land
- Third-parties conduct diligence to determine construction viability
- Determine optimal yield of land
- Evaluate local municipal support, nearby infrastructure, and zoning considerations
- Source and negotiate homebuilder contract
- Zone and entitle land
- Create project-level model, including financing, takedown schedules, and key milestones
- Builder diligence, deposit, site work contract, and financing secured
- Site Development:
  - Clearing and erosion control
  - Sewer and storm
  - Utilities
  - Paving, curb, and gutter
  - Testing
- Construction Bond
- Plat Recording
- Planning and coordination of dry utilities
- Deliver finished homesites through a phased delivery schedule and lot closings
- Project close-out includes punch-out site work and dedication of infrastructure to governing municipality
